Here are all of the Dark Brotherhood quests required for 100% Completion. Note that Eternal Exile is impossible to start without losing your faction rank, so it is omitted from this list. The Dark Brotherhood is notable for having several quests that are essentially a single step, which is to agree to a contract which starts another quest.
